You don't have to clean the whole house
If you've never had a cleaning service, you'd be forgiven for thinking it's all or nothing — the whole house, every room, every visit. It isn't. You tell us what you want done, and that's what we do. Here's what some of our clients have set up:
"We only use half the house"
The kids moved out and most of the bedrooms sit empty. So we clean the half they actually live in — and the rest of the house every couple of months. That's a real plan we run today.

What "detailed" actually means
Plenty of companies promise "top-quality cleaning" and leave it there. We'd rather just tell you what happens when we're in your home.
- Bathrooms, top to bottom — toilets, showers, tubs, sinks, counters, mirrors, chrome, floors, and the baseboards washed while we're down there anyway.
- Kitchens — counters, backsplash, sink, stovetop, the outside of the appliances, and the microwave inside and out.
- Throughout — furniture, trim, blinds, and vents dusted; carpets vacuumed; hard floors vacuumed and washed.
- Honest about the rest — some things don't need doing every visit, so we don't pretend they do. We'll tell you exactly what's in and what's not — it's all in the room-by-room cleaning checklist.

Good questions, honest answers
Do I need a deep cleaning before starting recurring service?
Not always. If your home has been professionally maintained, you can often start with recurring service right away. If it's been several months — or there's noticeable buildup on baseboards, cabinet fronts, doors, or trim — we usually recommend beginning with a deep clean to bring things up to a maintenance standard. After that, regular visits keep it there.
Do I need to provide cleaning supplies?
No. Our teams arrive with professional equipment and the green products we use every day. If you have a preferred product for a particular surface, or a sensitivity to certain cleaners, just tell us ahead of time and we'll do our best to accommodate.
Do I need to be home during the cleaning?
No — and most of our clients aren't. Many leave a garage code, keypad code, or lockbox so we can clean while they're at work or out. We'll arrange whatever access method is most convenient for you.
How much does house cleaning cost?
Every home is different, so we give you a personalized estimate rather than a vague number. Recurring cleaning is a flat, predictable rate based on your home's size and condition; deep, move-in/out, and post-construction cleans are quoted by the time they take. No surprises on the invoice. Will I have the same cleaners each time?
Whenever we can, yes — we know it matters. Illness and vacations occasionally require a change, but our training and systems mean the quality stays put regardless of who's holding the vacuum.
Do you tip a house cleaner?
Tipping a house cleaner is not required, and it is genuinely appreciated. Happy Maids' published policy puts it plainly: gratuities are not mandatory, but they are a way to recognize work that went beyond the ordinary. Nobody at Happy Maids will think less of you for not tipping, and no cleaner's pay depends on it.
Our cleaners are W-2 employees earning a proper wage, not gig workers being topped up to a living one. That is the part most articles about tipping get wrong — it depends entirely on how the company pays its people.
If you do want to tip, Happy Maids suggests 10 to 20% of the cleaning cost, and there are three easy ways:
- Add a Tip Form — on your card, either once or on every visit
- The post-clean survey — you can add a tip when you rate the visit
- Cash — in an envelope marked for the cleaners, so there is no doubt it is for them
And whether or not you tip, tell the office who did the good work. It goes on their record, and it is the thing our teams bring up months later.
How much do you tip a house cleaner?
Happy Maids suggests 10 to 20% of the cleaning cost if you choose to tip — the same range you would use for other in-home services. It is a suggestion, not an expectation, and it is in our published policies rather than left for you to guess at.
How clients actually do it varies, and all of it is normal:
- Per visit, added to the card through the Add a Tip Form or the post-clean survey
- At the holidays only — a single larger gesture once a year is common
- After a job that was genuinely harder — a first deep clean, or a move-out
- Not at all, which is equally fine and very common
If you leave cash, put it in an envelope marked for the cleaners. If a team of two or three worked in your home, it is shared among them.
What does bonded and insured mean?
Bonded and insured means two separate protections. Insurance covers accidental damage or injury while a cleaner is working in your home. A bond is a surety policy that covers theft by an employee. Both sit with the company, so a claim never becomes an argument between you and the person cleaning.
What a bond does not do is the part most articles leave out:
- A bond generally pays only when a theft is proven — a conviction or an admission, not a suspicion.
- It does not cover an item that is simply missing, and it does not cover accidental breakage. That is what liability insurance is for.
- It protects the client, not the cleaner.
Happy Maids is bonded and insured, and every cleaner is a background-checked W-2 employee — never a subcontractor and never gig labor. That last part matters more than the certificates: with subcontracted crews, the coverage a company advertises often does not follow the person who actually walks through your door.
How do I know I can trust a cleaner in my home?
Ask four questions before hiring anyone: are the cleaners employees or subcontractors, are they background-checked, is the company bonded and insured, and who holds your key or door code. The answers tell you almost everything. A company that hesitates on any of the four has told you something.

- The same familiar team whenever possible. After a few visits the people in your home are not strangers, which is the part that actually builds trust.
- Your access details stay in our office system — you choose the method, whether that is a garage code, a keypad, or a lockbox.
- A real person answers the phone Monday to Friday, 8:30am to 4:30pm, so you can ask who is coming.

Is it better to hire a cleaning service or an individual cleaner?
An individual cleaner usually costs less and gives you one consistent person. A company costs more and covers the parts that go wrong. If your cleaner is sick, a company still shows up. If something is damaged, a company is insured. If someone is hurt in your home, a company's employee is not your problem.
The differences worth weighing before you decide:
- Paying someone directly can make you a household employer. Above an annual threshold the IRS sets, payroll taxes and filings become yours.
- Your homeowner's policy may not cover someone you pay to work in the house. Worth one call to your agent before hiring privately.
- Backup. Vacation, illness, a move away — a one-person service has no bench.

What happens if something gets broken during a cleaning?
Call the office, not the cleaner. Happy Maids is bonded and insured, and breakage is handled by the company rather than by the person standing in your kitchen. Small things get knocked off shelves occasionally; we handle those as a credit toward your service, and anything larger goes through insurance with us walking you through it.
Two honest limits, both in our published policies:
- Inherently unstable or fragile items — top-heavy pieces with weak bases, unsteady objects, pictures that were not hung securely. Those fall regardless of care taken.
- Old window blinds, which become brittle with age and can break simply from being cleaned.
If something in your home worries you, tell the office and we will mark it to be left alone. That note stays on your file. Moving a treasured piece out of the room before we come is never a bad idea either.
Are your cleaning products safe for kids and pets?
Yes. Happy Maids uses green, kid- and pet-safe products on every visit by default, never as an upsell you have to request. Cloths are color-coded so kitchen and bathroom cloths never mix, and the vacuums are sealed-HEPA SEBOs, which hold the dust they lift instead of returning it to the room.
A few things worth telling us before the first visit:
- Sensitivities and allergies. If someone in the house reacts to fragrance or a particular cleaner, say so and we will work around it.
- A product you prefer for a specific surface — a stone cleaner, a hardwood finish — can be left out for us, and we will do our best to use it.
- An anxious dog or cat. Most pets settle quickly with a familiar team, but tell us and we will plan the visit around yours.
One honest limit: Happy Maids does not handle pet waste, litter boxes, or biohazards. That is not a cleaning job, and pretending otherwise helps nobody.
