Everyone says Lake Zurich water is soft — so why does my shower glass still film over?
Lake Zurich's village water is softened, not soft. Ion exchange installed between 2003 and 2009 cut it from 14–18 grains per gallon at the wellhead to 6–8 grains at the tap. Six to eight grains is still moderately hard, and it still films glass, chrome and stainless. Outside the village line, nothing was softened.
- The village did the softening — and it stopped at 6 to 8 grains — Six deep wells feed roughly 6,700 Lake Zurich accounts, and the ion-exchange systems installed from 2003 to 2009 strip naturally occurring radium and barium — dropping hardness from 14–18 grains to 6 to 8 grains at the tap as a side effect. That is genuinely soft for Lake County. It is also still about 103 to 137 parts per million of mineral, which is exactly what you are looking at on the shower door.
- Cross the village line and it is not the same water — The unincorporated Ela Township pockets inside 60047 were never on that system. Many of those homes sit on private wells at full untreated hardness, with iron — and iron leaves orange-brown streaking in sinks, tubs and toilet bowls that mineral film does not, needing a completely different product. Two neighbors, two addresses that look identical on an envelope, two entirely different bathrooms.
- Over-softened water leaves a film too — and it is the opposite problem — Plenty of Lake Zurich houses still run a whole-house softener set for the old 14–18 grain number, because that was correct before the ion-exchange plants came online. The Village now tells residents outright to reset regeneration for 6 to 8 grains. A house that never did gets a slick, soapy residue on tile and glass that reads to a homeowner as a bad rinse — and scrubbing harder makes it worse, so the first thing Happy Maids does is work out which of the two films is actually there.

No. Lake Zurich is switching to Lake Michigan supply through CLCJAWA, with construction beginning in August 2026 and water expected at village taps in late 2028. CLCJAWA publishes its water at 8 grains per gallon and states it does not change significantly, so the switch lands in the same range Lake Zurich already has, or marginally harder. Plan on mineral film being a permanent Lake Zurich condition, and on the routine that keeps it down.
My tile feels slippery and filmy right after it's cleaned — did you not rinse it?
Usually it is the softener, not the rinse. Many Lake Zurich softeners are still set for 14 to 18 grains, which was correct before the village's ion-exchange plants came online, and the Village now tells residents to reset regeneration for the current 6 to 8 grains. Over-softened water leaves a slick, soapy residue that looks a great deal like hard-water film but is corrected in the opposite direction.
