That gap in the middle is not an accident. D. Hill Nursery took that ground in 1855 and grew fruit trees and then evergreens on it for over a century, eventually farming about 900 acres across the area and shipping conifers to Chicago for the 1893 World's Columbian Exposition. When the nursery moved north the land became Spring Hill Mall — opened October 1980, 1.1 million square feet, and the Village's own comprehensive plan called it flatly the economic engine for West Dundee. The mall closed in March 2024, the enclosed building came down through 2025, and those roughly 100 acres now sit cleared while the Village runs its Reimagining Spring Hill meetings to decide what goes there.
East of Route 31 the ground drops toward the river, and that is the original settlement: platted in 1835, named for Dundee, Scotland in 1837, incorporated in 1887. Most of the Dundee Township Historic District stands here — 65 buildings on the National Register since 1975, Queen Anne, Italianate and Greek Revival, much of it in the pale-yellow brick fired locally by the Dundee Brick Company. The streets run First through Eighth climbing away from the water, Allan Pinkerton worked as a cooper down here in 1843, and at the bottom of them sits downtown West Dundee — six blocks of Main Street with a riverwalk, Emmett's Brewing Company, the French Market, Heritage Fest and Dickens in Dundee.
West of Route 31 is effectively a different town: 1990s and 2000s subdivisions, large rental buildings along the highway frontage, and the park district's whole west-end campus — Randall Oaks Zoo, Randall Oaks Golf Club, and the 141 acres of Randall Oaks Park around them. Schweitzer Woods is 160 acres of oak forest inside the village and a Kane County off-leash dog area, so a real share of West Dundee dogs come home carrying mud, burrs and oak litter. We're in one of the old brick houses east of Route 31. Is that a different job from the new side of town?
Yes, and Happy Maids plans for it. An 1880s house east of Route 31 is plaster, radiators, deep casings and steep stairs. A 2005 house west of it is drywall, a vaulted entry and a lot of tile grout. Same village, four minutes apart, two genuinely different cleans.

Our house is in the Dundee Township Historic District. Can you clean plaster walls and radiators?
Yes. Happy Maids cleans the historic core east of Route 31 regularly, and an old house needs different habits: we clean behind and under radiators rather than around them, and we dust the picture rails, deep casings and tall baseboards a plaster house has and a drywall house does not. Painted woodwork gets handled gently, because it shows every scuff.
The stairs in our old house are steep and we have no driveway. Is that a problem?
No, it only changes how we work. In the old village the stairs are narrow and usually turn, so equipment gets carried rather than wheeled, and with short driveways or street-only parking our team carries up from the curb. Tell the office at the estimate and the visit gets timed for it.
We have a two-story entry on the west side. Can you clean the light fixture up there?
No, and it is better to say so plainly. Happy Maids works from nothing taller than a two-step ladder, so a fixture hanging over a two-story foyer or a staircase is a window-washer's job rather than ours. What a pole reaches we do reach: vaulted ceiling corners, cobwebs, and high vent faces.
The shower glass and chrome in our house always look cloudy. Can you get that off?
