In 1953 the developer told his landscape architect not to take down a single tree, and seventy years later they are all over the roofs

Happy Maids has cleaned northwest-suburban homes since 1985, and Sleepy Hollow is one of the smallest villages we work in. Floyd Falese bought Sleepy Hollow Farm in 1953 and refused to build a grid, hiring landscape architect Raymond Hazekamp to lay out meandering roads with no curbs and no sidewalks that wound into cul-de-sacs without felling the trees. On lots of at least half an acre he put Scholz-designed houses — the era's upmarket custom-prefab, known for floor-to-ceiling glass walls, sliding doors and vaulted ceilings with exposed beams.

The first section was the flats, east of Sleepy Hollow Road, where the water table sits high enough that this is the only sewered part of the village; everywhere else is on private septic. Around 1961 Falese opened the wooded hills west of the road, and that is where the split-levels, tri-levels and walkouts are, stepped into the slope with English basements underneath. What comes out of the tap is Fox River water, bought from the City of Elgin and softened at Elgin's own plant to about eight grains, so mineral film on shower glass is a minor note here rather than the story.

The 1980s and 1990s brought the annexations that finished the village: Saddle Club Estates off Randall Road, then Surrey Ridge, Deer Creek and The Bluffs, mostly two-story houses on slope with walkout or English basements. Then it stopped — the median house in Sleepy Hollow was built in 1979, ten homes date to the 2010s, none have gone up since 2020, and the census counts zero vacant units. This is a village that is finished, owned, and staying put, and Sleepy Hollow Elementary on Glen Oak Drive is still the only school in it.

There is a remarkable amount of green for two square miles. Jelke Creek Bird Sanctuary is 244 Dundee Township acres of restored prairie, wetland and ponds with its entrance on Boncosky Road, and Kane County's Jelkes Creek Forest Preserve runs along the boundary toward the Fox River. The village itself holds 158 acres of open space and five spring-fed lakes, and because Sleepy Hollow has no park district of its own, Sleepy Hollow Park on Winmoor Drive belongs to Dundee Township, while village-run Larry Sabatino Memorial Park on Thorobred Lane is where the Fourth of July parade and Halloween in the Hollow happen.

What's different here

Sleepy Hollow still lets you burn leaves. Elgin next door does not. Can you get the smoke out of the house?

Partly, and we will be straight about which part. Our house has a whole wall of glass and sliding doors. Do you clean those?

Yes, with one boundary worth knowing up front. Interior windows and glass within step-ladder reach are a scheduled add-on rather than part of a standard visit, tracks and sills included — in a Scholz house built around glass, most people put it on the plan permanently. Exterior windows we do not do at all; the outside of the glass is a window washer's job, and so is anything above a two-step ladder.

Our ceilings are vaulted with exposed beams. Will you clean up there?

Not above a two-step ladder, and we would rather tell you now than on the day. Happy Maids works from the floor and the second step of a step ladder, which covers ceiling fixtures, fan blades, vents and the tops of doors and window frames, but not a beam in a vaulted room or a two-story foyer fixture. Washing walls and ceilings is not part of any Happy Maids service, so a beamed cathedral ceiling needs proper equipment and a different trade.

Most of the village is on septic. Does that change how you work?

It changes how much water goes down your drains, yes. Happy Maids never empties mop buckets, rinse water or vacuum tanks into a household drain, and we keep heavy bleach and grease loads out of a system that has to digest them. On the sewered east side, tying a sump discharge into the sanitary line carries a village fine, so we never reroute or improvise anything with your plumbing.

Our house is a split-level with a walkout. Does that take longer?

It does, and we account for it honestly instead of pretending otherwise. Three or four short flights means the vacuum, the caddy and the crew move up and down all visit rather than across one floor, and stair treads, nosings, rails and spindles are their own work. Describe the layout when you call and it goes into the estimate rather than surfacing later.
