Cleaning Services in East Dundee, IL Family-owned since 1985

The historic east bank, the bluff estates north of Barrington Avenue, River Haven, Village Green, Gardiner Place, the Reserve and Riverside East — Happy Maids cleans homes across all 2.91 square miles of East Dundee, in 60118.

Half this village is fifty or older, and barely one resident in ten is under twenty. So the work is lifting, dusting under and putting back, usually while somebody is sitting in the next room.

Serving East Dundee

East Dundee has added about 220 people since 1970, and it cannot add many more

Happy Maids has cleaned northwest-suburban homes since 1985, and East Dundee is one of the smallest and oldest-skewing towns on our service list. About 3,146 people live on 2.91 square miles — roughly 220 more than lived here in 1970 — and the village is landlocked on every side by West Dundee, Elgin, Hoffman Estates, Carpentersville, county forest preserve and the Max McGraw Wildlife Foundation land to the south. Santa's Village on Dundee Avenue and the Dundee Depot on the Fox River Trail are the two addresses everyone in the Fox Valley knows, and both sit in a village that cannot grow another inch outward.

So East Dundee grew older instead of bigger. The median resident is 54.2 years old against 38.8 for Kane County, the average household holds exactly 2.00 people, and 40.9% of every housing unit in the village is a two-bedroom — nearly double the county rate. More than a quarter of residents have lived at the same address 23 years or longer.

The oldest part of town is the east bank, around Van Buren, River and Main. It is 1870s–1920s Queen Anne, Italianate and Greek Revival in a pale yellow brick made right here, and the Dundee Township Historic District counts 65 contributing buildings. That brick came out of a Fox River clay bank first dug in 1852, and the same yard later became Haeger Potteries, which ran 145 years and closed in 2016.

The daily load in East Dundee arrives by truck: industrial land is the single largest use in the village at 459 acres, 22.6% of the land and more than all single-family residential put together, and Beverly Materials runs a working sand-and-gravel pit and recycling yard at 32W007 Route 72 inside the village limits. Routes 72 and 25 feed two I-90 interchanges, so aggregate dust and road film come in on shoes and cars here in a way they do not in a purely residential suburb. The tap water is a quieter story: the Village softens its own well water at the plant, and what East Dundee households actually fight is an orange iron stain rather than white scale.

What's different here

There are only two of us and the house is small. What would you even do for a whole visit?

Plenty, and it is most of the work here. Happy Maids finds that an East Dundee visit is rarely about square footage. The time goes to lifting, dusting under and putting back thirty years of belongings, exactly where they were.

  • Everything gets lifted, cleaned under, and put back where it was — The median East Dundee home has 5.6 rooms against 6.3 county-wide, and almost none of that is space nobody uses. The dust that matters is under the things, not on them — frames, lamp bases, collections, the dresser tops nobody has cleared in years. We lift each piece, clean beneath it and set it back in its own spot, and if something is fragile or unusual we ask before we touch it rather than after.
  • Two houses four blocks apart, and they need two different kits — 15.6% of East Dundee homes predate 1940 and 20.3% went up in 2010 or later, while only 13.5% came out of the entire 1970–1989 stretch that fills every neighboring town. That is two different houses on the same route and the same day, and they do not take the same products, the same cloths or the same pressure. We carry both kits and decide at the door instead of cleaning a 1900 house the way we clean a 2013 one.
  • A lot of these are lobby-and-elevator jobs — Roughly 45% of East Dundee's housing is something other than a detached house, and 276 units sit in buildings of twenty or more. Village Green at 605 Barrington Avenue, next door to the Dundee Library, and Gardiner Place on River Haven Drive are both three-story 55+ buildings. Buildings like these usually mean a lobby entry procedure, no parking at the door and real quiet hours — so we ask about the access rules before the first visit rather than guessing.
  • Somebody is usually home, and often cannot leave — 9.2% of East Dundee households own no vehicle at all, double the Kane County rate, and another 37.2% own exactly one. Getting into the house is rarely the problem here; working quietly and predictably around someone in the next room is the whole job. Happy Maids sends the same familiar team on the same day whenever we can, and cleans room by room in a set order so one part of the home stays quiet and usable while we work in another.

Green & healthy — by default

Green supplies and dirt-eating SEBO vacuums

Green, kid- and pet-safe cleaning is Happy Maids' standard on every East Dundee visit, never an upsell: non-toxic products, color-coded microfiber, and commercial SEBO vacuums with sealed HEPA filtration that pull fine dust, dander and pollen out of carpets and hard floors instead of firing it back into the room.

In a house that gets shut up tight all winter, with a dog in and out the back door, that is the difference between a home that looks clean and one that is healthier to breathe in.

  • Non-toxic green products — safe for kids, pets and allergy-sensitive homes.
  • Sealed-HEPA SEBO vacuums — German-built, allergy-grade filtration that traps what it lifts.
  • Color-coded microfiber — no cross-contamination between the kitchen and the bathrooms.

The supplies and vacuums our teams bring to every clean. This video was produced by SEBO America, LLC, not by Happy Maids. We show it because these are the vacuums our teams actually use. Happy Maids is not affiliated with SEBO America and claims no ownership of the video.

Which one do you need?

Deep cleaning, recurring service or a move-out clean in East Dundee

Most people calling us for the first time are not sure which of these they want, and the names are not much help. Here is the plain version.

Deep cleaning — usually first

A deep clean is not more rooms than a regular clean; it is the same rooms done to a different standard. Baseboards, cabinet fronts, trim, doors, blinds and sills get hand-washed rather than dusted. That is why it takes longer, and why it normally comes first — you cannot dust a baseboard that was never washed. How deep cleaning works.

Recurring service — what holds it

Once the house is at a base, maintenance keeps it there: weekly, every two weeks, or every four weeks. On weekly and every-two-week schedules we hold the same team on the same day. Every two weeks is what most East Dundee homes settle on. Choosing weekly, bi-weekly or monthly.

Move-out or move-in — an empty house

With the furniture gone we can reach what is normally impossible — inside cabinets and drawers, inside the oven and refrigerator. Those interiors are add-ons, and on a move nearly everyone takes them. Move-in is usually the bigger job, because you are about to live in it. How move-out cleaning works.

Or something in between

You do not have to book the whole house. Plenty of East Dundee clients have us clean only the rooms they use, alternate floors between visits, or skip tasks they handle themselves. What you can change in a cleaning plan.

Not sure which one fits? That is what the phone call is for — tell us about the house and we will say honestly which you need, and whether you need the deep clean at all.

Straightforward pricing

How much does house cleaning cost in East Dundee?

Happy Maids prices cleaning in East Dundee by the time a home honestly takes — which comes down to square footage, how many bathrooms, and the condition it is in right now. A 1,800-square-foot house and a 4,000-square-foot house should not pay the same number, so we do not pretend they do.

Run the quick estimate for a ballpark, then call us for your exact price — free, no obligation, and a real person answers. If a house has been a while, the first visit is usually a deep clean, and we will tell you that up front rather than after.

  • Home size & baths — the two biggest levers.
  • How often we come — recurring visits lower the per-clean rate.
  • Add-ons — inside oven or fridge, interior windows, and more, on request.

You don't have to have the whole house cleaned. Plenty of East Dundee clients have us clean only the rooms they use, alternate floors between visits, or skip tasks they handle themselves. Read what you can change in a house cleaning plan, or call and we'll build one around your home.

The practical questions

East Dundee house cleaning FAQ

Do you clean condos in the 55+ buildings like Village Green and Gardiner Place?

Yes, and the association usually wants paperwork before we ever ring the bell. Happy Maids cleaners are background-checked W-2 employees, bonded and insured, and our office can provide a certificate of insurance for your association if the board asks for one. We also schedule these visits inside the building's quiet hours — tell the office that rule once, along with the underground garage at Gardiner Place, and it stays on your file.

Our house is one of the old ones downtown. Does that change the cleaning?

It changes the tools, not the standard. The east-bank historic district is 1870s–1920s houses with lath-and-plaster walls, original woodwork, radiators whose fins hold dust, and storm windows that trap it. Old plaster and original finishes get gentle products and hand work, never anything aggressive.

Why does the dust here feel gritty?

Because a lot of it is aggregate and road film rather than household lint. An East Dundee visit starts at the entry mats, the hard-floor edges and the stair nosings, which is where that grit settles first and where it gets ground in. From November through April there is Fox Valley road salt on top of it, so those same spots get worked twice.

Can you clean the light fixtures and the high spots we have stopped climbing to?

Some of them, and we will be straight about the limit. Happy Maids works from a two-step ladder and no higher, which reaches ceiling fans, the tops of door casings, high shelves and most standard fixtures. Anything above that — a two-story foyer fixture, a chandelier, an exterior window — is a window-washer's job, not ours.

Our mail says Dundee, not East Dundee. Are we still in your service area?

Almost certainly yes. 60118 is the only ZIP serving East Dundee, and the Postal Service's primary name for it is simply Dundee — West Dundee and Sleepy Hollow share the same ZIP. Happy Maids cleans all of East Dundee, and the neighboring towns on that ZIP as well, so call or text 847-382-0082 with your street and we will tell you straight.

What is not part of a standard cleaning visit?

A few things are scheduled add-ons rather than part of the standard clean, and we would rather list them than surprise you: a finished basement, inside the oven, inside the refrigerator, inside cabinets, interior windows and a linen change. Ask for any of them at the estimate and they go on your file permanently, or at least one business day ahead for a visit already booked. We also do not do laundry, exterior windows, walls and ceilings, carpet or steam cleaning, debris removal, or moving heavy furniture.

How much does house cleaning cost in East Dundee?

Happy Maids prices by the time a home honestly takes, and four things drive that: square footage, how many bathrooms, the condition the house is in right now, and how often we come. A two-bedroom condo with one bath and a four-bedroom house up on the bluff are not the same visit, so we do not pretend they are the same number. Run the estimate tool on this page for a ballpark, then call or text 847-382-0082 for your exact price — free, no obligation, and a real person answers.

Do I need to be home while you clean?

No, and in East Dundee it goes both ways. Many clients leave a key, a lockbox or a building code on file, and those access details stay locked in our system — every Happy Maids cleaner is a background-checked W-2 employee, bonded and insured, never gig labor. Just as many clients here are home the whole time, which is fine, because we work around you rather than asking you to go out.

Are your products safe for kids, pets and someone with allergies?

Yes, and they are the default on every visit rather than an upsell. Green, kid- and pet-safe products come on every Happy Maids clean, along with color-coded microfiber so a cloth used in a bathroom never touches a kitchen counter. Our sealed-HEPA SEBO vacuums trap fine dust, dander and pollen instead of firing them back into the room.

Will a real person answer if I call?

Yes. Call or text 847-382-0082 Monday through Friday, 8:30 AM to 4:30 PM, and someone in our Lake Barrington office picks up — no phone tree, no voicemail tag. Cleaning teams are in the field Monday through Friday, 7:00 AM to 5:00 PM, and the office is at 24303 Flint Creek Drive in Lake Barrington.

Can I book one cleaning without signing up for anything?

Yes. Happy Maids does one-time deep cleans, move-in and move-out cleans and before-the-holidays resets throughout East Dundee with no contract. Many clients start with a single deep clean, see the house at that standard, and then decide whether a recurring schedule — same familiar team, same day whenever we can — is worth it.
