• We do not clean exterior windows and we do not remove debris. Post-remodel work requires the contractor to have broom-swept and hauled debris first.
• Walls, ceilings, chandeliers and inside fireplaces.
• Inside China cabinets, stocked closets and drawers, and behind glass or solid doors on shelving units and furniture.
• Carpet and steam cleaning, laundry and folding, and inside the dishwasher, washer or dryer.
• Moving heavy furniture, pet waste, mold and biohazards.
• Hard water and mineral stain removal. Anything needing more than standard cleaning supplies and tools is a published exclusion.

A second list is worth knowing about, because these are not refusals — they are extras. Inside the oven, inside the refrigerator, inside emptied cabinets, interior windows within step-ladder reach, vacuuming inside a sofa, a linen change, cleaning a finished basement are all add-ons on every service, including a move-out. Why does a company cost more than hiring someone privately?

A company carries costs an individual does not, and those costs are the protection you are buying. Happy Maids cleaners are W-2 employees, background-checked, bonded and insured. They are never gig workers or subcontractors, and payroll taxes, insurance and training are all inside the rate.

There is a practical consideration for the homeowner too. If you hire an individual directly and pay them above the annual threshold, the IRS may treat you as a household employer with Social Security and Medicare obligations of your own. • Insurance and bonding on everyone who enters your home.
• Depth when a cleaner is out sick — a company has other trained technicians to draw on and an office that calls you, rather than one person whose sick day simply means no clean that week. Cleaner illness is named in our published policies as something that can move a visit, so what we promise is that you hear from us and we reschedule you, not that the visit happens regardless.
• The Happy Home Guarantee — if something is not right, tell us and we come back and re-clean that area at no charge. The re-clean has to be scheduled within two business days of the original service date.
• A written policy if something gets broken — you call the office rather than sorting it out with a person in your kitchen.
