Do You Have to Clean Your Apartment Before You Move Out?

Almost every lease says something about the condition the property has to be left in, and almost nobody reads that clause until the week they are moving. Then the question arrives all at once: how clean does this actually have to be, and who decides?

Is it illegal for a landlord not to refund your deposit?

Withholding a deposit is not automatically illegal, because a landlord is entitled to deduct for actual damage and unpaid rent. What is regulated is the process: the deductions have to be itemized, documented, and delivered inside the statutory deadline, and a landlord who ignores that can be liable for more than the deposit itself.

Which is why photographs are the cheapest insurance in a move-out. Photograph every room after you finish cleaning, with the date on, including inside the oven and the refrigerator and the empty closets. What can a cleaning service not fix before a walk-through?

No cleaning service removes hard-water buildup, washes walls or ceilings, cleans exterior windows, hauls debris, or reaches above a two-step ladder. Those are either separate trades or published exclusions, and any company that promises them on a move-out is either going to damage something or not do it.

Hard water is the honest one to plan around. In this part of the country the water is mineral-heavy, and years of it leave a film on shower glass and chrome that is chemically different from soap scum. Happy Maids will not take an abrasive pad or an aggressive acid to that film, because both etch glass and dull tile permanently and the damage is not reversible.

What works is repetition with standard supplies - a layer at a time, over several visits. A single move-out clean will improve a badly filmed shower and will not erase it, and knowing that before the walk-through is better than discovering it after. Is it worth paying for a move-out clean?

It is worth it when the deposit at stake is larger than the clean, when you are moving on a deadline, or when the unit needs more than a tidy - a neglected oven, a filmed shower, cabinet interiors that were never wiped in three years. Otherwise a determined weekend and the list above will meet most leases.

The time cost is the part people underestimate. A move-out is not a normal cleaning done faster; it is every cabinet, every drawer, every closet, every baseboard and every door hand-washed, in a home you are also trying to leave. Vacuum the dust off first, then wipe with a barely damp microfiber cloth, warm water and a few drops of mild dish soap, using light pressure. Never use glass cleaner or heavy-duty spray cleaner on paint - the solvents attack the finish. Test in a hidden spot before you start.

Can you use a melamine foam eraser on baseboards and trim?

Better not to. Melamine foam is a very fine abrasive. Trim is usually finished in semi-gloss or gloss, and on those sheens, and on any older or chalking paint, the pad polishes the sheen off in patches that show under raking light. Soap and water first.

How do you get scuff marks off painted trim?

Plain warm water with a few drops of mild dish soap, light pressure, and a second cloth to dry. A scuff that survives that is usually worth leaving. Anything abrasive enough to lift it, baking soda paste included, will polish the sheen off semi-gloss trim, and a dull patch shows more than the scuff did.

Can a landlord charge you for cleaning after you move out?

A landlord can deduct for actual dirt and damage, but not for normal wear and tear. Worn carpet traffic paths, small nail holes, faded paint and minor scuffs are wear. Grease, soap film, dust on vents, food left in the refrigerator and a dirty oven are chargeable.
