That is why turnover cleaning is the part of hosting most likely to be handed to somebody else, and why hosts around the northwest suburbs ask us the same questions every season. What does a turnover actually include, how should the cleaning fee be set, and what should you ask a cleaning company before you trust them with a key? What is an Airbnb cleaning service?

An Airbnb cleaning service is a company that resets a short-term rental between guests: cleaning it to a hospitality standard, making the beds, removing all trash, and reporting anything that is broken, missing or stained. What does an Airbnb turnover clean include?

A turnover covers every room a guest touched plus the ones they did not, because the next guest will open every door. The core of it is the same room-by-room work as a thorough house cleaning, with a reset layer on top: beds made, surfaces reset to a photographed standard, and a written note of anything wrong.

A workable turnover checklist looks like this:

  • Kitchen. Counters, backsplash, sink and faucet, cooktop and range front, microwave inside and out, refrigerator and dishwasher exteriors, cabinet fronts, table and chairs, floors vacuumed and mopped.
  • Bathrooms. Tub and shower scrubbed, glass and fixtures dried, toilet detailed, counters and sink, mirror, floor, and every bin emptied and relined.
  • Bedrooms. Beds made — changing the linens is an add-on with a small per-bed fee, and fresh sets need to be out on the bed. All horizontal surfaces dusted, nightstands and lamps wiped, closets checked for anything left behind, floors done.
  • Living areas. Cobwebs and vents, fans and light fixtures, remotes and switch plates, tables and shelves, floors vacuumed and mopped.
  • Every room. Trash removed, touch points cleaned, blinds and sills dusted, baseboards attended to.
  • The report. Damage, stains, missing items and low supplies noted for the host before the next guest books in.

How is Airbnb cleaning different from regular house cleaning?

Three things: the deadline, the audience and the reset. A residential clean happens on a scheduled day for people who live there and who will forgive a missed shelf. A turnover happens in a fixed window between check-out and check-in, and the next person through the door is going to rate it in public.

The reset is the part hosts underestimate. A home cleaner leaves your house clean; a turnover cleaner has to leave the property looking like the listing photographs, which means cushions squared, remotes in place, chairs pushed in and the coffee station arranged the way it appears online.

The reporting matters just as much. A host who finds out about a chipped mug when a guest complains has lost the review already. A cleaner who photographs it on turnover day gives the host a week to fix it.

What does Airbnb require hosts to do between stays?

Airbnb's ground rules for hosts are explicit that the property has to be cleaned between every stay. The platform names laundry, trash removal, vacuuming or sweeping and wiping down surfaces as the baseline, and expects listings to be free of dust, pet dander and dirty dishes.

Disinfection is worth doing correctly rather than theatrically. Products are tested at a contact time printed on the label, so the surface has to stay visibly wet for that long. How should a host set the Airbnb cleaning fee?

Set it to cover the real cost and real hours of the turnover, and nothing more. The cleaning fee is a host-controlled line item that a guest sees before booking, and it is one of the most common complaints in reviews when it looks disconnected from the work. It should read as reimbursement, not as a second nightly rate.

Three things drive that number, and none of them is the nightly price:

  • Size and fixture count. Bathrooms and kitchens set the clock. A two-bath property takes materially longer than a one-bath property of the same square footage.
  • Linens. Whether the cleaner changes beds, and how many, changes the time and usually the price. This is commonly billed per bed.
  • Turnaround pressure. A same-day flip between a morning check-out and an afternoon check-in costs more everywhere, because it requires a crew held in reserve.

The pattern that damages ratings is a high fee on a one-night stay, since the guest pays a full turnover for a single night and says so in the review. Many hosts fold part of it into the nightly rate for short stays, or set a minimum-night rule instead.

Do you tip Airbnb cleaners?

Guests generally do not, because the cleaning fee is already on the reservation and the cleaner is paid by the host. Hosts often do, particularly at the end of a busy season or at the holidays, and it is well received. Happy Maids suggests 10 to 20% of the cleaning cost when a client wants to add a gratuity.

What should you ask before hiring an Airbnb cleaning company?

Ask the questions that only matter after something goes wrong. Any company can describe a clean home; the difference between them shows up on the day a guest checks out two hours late or leaves a red wine stain on a cream rug.

What are the limits of a residential cleaning company on a rental?

Knowing what a cleaning company will not do is more useful than another list of what it will. Happy Maids publishes its exclusions, and hosts should plan around them rather than discover them.

  • No laundry or folding. Nothing goes inside the washer or the dryer. That is a published exclusion, not a judgment call on the day, and hosts with high linen turnover use a dedicated linen service.
  • Nothing above a two-step ladder. High ceiling fixtures and second-story windows are a specialist's job.
  • No exterior windows, carpet or steam cleaning, or debris removal. Those are separate trades with separate equipment.
  • No biohazards, mold or pet waste. A guest incident of that kind needs a remediation company, not a cleaning crew.
  • No moving heavy furniture. Cleaners work around it rather than risk floors and backs.
  • Hard water is managed, not stripped.
