Guests judge a listing on the bathroom and the kitchen first. Those two rooms take the longest and get the most attention.

Do you change the linens — and do you do the laundry?

Happy Maids changes linens between guests, but does not launder anything. No washing, no drying, no folding — laundry is not part of any Happy Maids service, in a rental or in a private home.

That means the turnover only works if you keep spare sets on site or use a linen service. Leave a clean set out and the team strips the beds and remakes them; the used set is left in the laundry room for you.

  • A linen change is an add-on, charged per bed — ask for it when you book, at least one business day before the visit
  • Lay the clean set on each bed before we arrive. The team will not go through your closets to find them
  • Used linens are left in the laundry room — they are not washed and not taken away
  • Bunk beds: the top bunk is not changed, because nobody on the crew climbs to it
  • Towels are the same story — set out, swapped, used ones left behind

Access

How does the crew get in when the host is not there?

Most hosts are not on site, so access is arranged once and then left alone. Happy Maids works from an electronic door code, or from a free secure lockbox we provide.

Tell the office the moment a code changes. If the team arrives and cannot get in, that reserved time is charged, because the crew has already given up the slot.

What is not part of a short-term rental cleaning?

Short-term rental listings often bundle jobs a cleaning company cannot legitimately do. Happy Maids cleans the property — it does not run the property. The list below is the same one that applies to every Happy Maids customer.

Happy Maids is insured and bonded, and small incidental breakage is handled as a credit toward future service. Anything larger goes through insurance — the company's own insurer covers negligence on our part.
