The distinction is where most disputes start, and it is worth being concrete about it:
- Wear and tear. Small nail holes, minor scuffs on walls, carpet flattened where people walked, faded finishes, worn caulk.

- Damage. Burns, holes, broken fittings, pet stains that reached the pad, anything that needs replacing rather than washing.
The middle one is the item you can eliminate entirely, and it is usually the largest line on a move-out charge. Photograph every room after it is clean and before you hand back the keys. The add-ons. Inside the oven, inside the refrigerator and washing inside emptied cabinets are add-ons rather than standard inclusions — commonly added on a move-out, and nearly everyone takes them. They need at least one business day's notice and cannot be added on cleaning day.
That matters more on a move-out than on any other job, because the oven and the refrigerator are the first two things a landlord opens. Interior windows within step-ladder reach are an add-on as well, and some leases ask for them specifically.
Inside closets, drawers and china cabinets sit on the published exclusion list rather than the add-on list. If you want closet shelving and floors cleaned once the unit is empty, ask the office when you book instead of assuming it is covered.
